Breda

Breda is an ideal city for students and young professionals. With 168,000 inhabitants, Breda is a big city with all the facilities that belong to it. In addition, Breda has the typical 'coziness' of Brabant. Studying is more than just a good education. Going out, sports, working and living, belong to a student city. Breda is proud of the name Best Inner-city (2009-2011). Breda has a praised shopping center, offers a lot of access to culture in various museums and theaters and offers a vibrant nightlife in the city center. Moreover, in Breda there are events: from the Jazz Festival to Breda Barst's pop festival in Valkenberg Park.

Achter de Blauwe Hand

At the beginning of 2013, Achter de Blauwe Hand (behind the blue hand) project in Breda was realized. The complex is located just behind the Haagdijk, Breda's oldest shopping street. The complex consists of 52 independent apartments and studios (30-55m2) and a common courtyard. There is a bicycle storage room and a covered parking garage, and all houses and common areas have an electronic access control system. The complex offers affordable rental homes for those who like to live near the center but in a quiet place.

The Studio's and Apartments

All homes have their own luxury kitchen with built-in appliances. The studios have their own kitchen with 2 ring hotplates, extractor hood and combination fridge with freezer. The apartments have a 4 ring hotplate and also have a dishwasher. All houses have a bathroom with shower and sink. The toilet of the apartments is in the hallway, in the studios the toilet is located in the bathroom. The apartments also have a separate storage room in the hallway with connecting facilities for washing machine and dryer. The studios have their own lockable storage in the complex's garage. The houses are spacious and feature a private front door on the inside of the complex.

Furthermore, all homes have:

  • Central heating
  • Own meter cabinet
  • Internet and TV connection
  • Intercom

Rental rates

The properties in the complex depending on the layout and size, rental prices vary from € 554.38 per month for smaller studios up to € 725, - for the larger apartments.

Service costs

In addition to the rental price, all residences in the building are subject to a surcharge in the form of an advance payment on the service charges. The advance payment for service charges for all properties in this complex is currently € 42,50 per month. Once a year, the actual costs are deducted from this advance payment. In this amount are processed:

  • Supply of gas, water and electricity for the common room,
  • Compensation for the cleaning of the general area,

Additional costs

Parking spaces

You must take into account the municipal taxes that you must pay as a resident of Breda. In some cases you may be eligible for (partial) remission of that tax (look for the rates and conditions on the website of the municipality of Breda). You also need to conclude an electricity contract, heat and water supply with a supplier for your home. The costs for this are variable and depend on your own consumption.

Rental allowance

On the homes for a price up to € 710, - a rent allowance can be requested from 23 years of age. Not on all other homes. For more information on the rent allowance, we refer you to the Tax Service website. For a trial calculation we do not yet provide a subdivision of service costs as it is an advance payment and the actual costs are not yet known. Selection criteria & conditions

To qualify as a tenant for a home we propose a number of conditions:

  • You must have a gross monthly income of at least 2 times the bare monthly rent (excluding service costs). Receiving a student grant / loan does not count as income.
  • If you have no or insufficient income from work, a guarantee with a copy of an identity document of your parents / caregivers will suffice, if you are a student. Please note that we require proof of income from your parents of at least 3.5 times the bare rent per month.
  • Cohabitation is allowed for residents who maintain a lasting relationship, the lowest and second income of both of you in the above calculation then only counts as half.
  • We ask for documentation to demonstrate that you can meet the required requirements and conditions. In addition, we ask you as a candidate tenant and the potential guarantor to provide a copy of ID, proof of income in the form of 3 consecutive salary specifications or an annual account, proof of deposit of this income on a bank account and a BRP (Basic Registration Persons) extract of your current residential address,
  • In some cases, a 2-month security deposit can be calculated,
  • We reserve the right to reject candidates without giving reasons,
  • The minimum rental period of a property is 12 months,
  • Sublease is not allowed and actively checked.
